What This Service Includes
This flat-fee service includes preparation of the standard California seller disclosure form set and written advisories explaining common disclosure issues and risk areas. You, as the seller, complete the disclosure forms based on your knowledge of the property. We then review your completed disclosures with you, provide practical guidance, and discuss any questions, concerns, or areas that may benefit from clarification or revision before the disclosures are delivered to the buyer. The goal is to help you disclose thoughtfully and consistently while keeping the factual disclosures in your own words.
How It Works
After you engage us, we will prepare and provide the standard California seller disclosure form set, applicable local disclosures, and written advisories addressing common disclosure issues and risk areas. We will also obtain and prepare a permit history report for the property as part of the disclosure packet.
You will complete the disclosure forms based on your own knowledge of the property. Once you have completed them, we will review the disclosures with you, provide practical guidance, and schedule a consultation to discuss any questions, concerns, or areas that may benefit from clarification or revision. After that review process, the finalized disclosure packet, including the advisories, local disclosures, and permit history report, is delivered to you for use in your transaction.
What This Service Does Not Include
This service does not include supplying, determining, or independently verifying the factual content of your disclosures. You remain responsible for the accuracy and completeness of all factual statements in your disclosures. This service also does not include representation in negotiations, dispute resolution, or litigation, and it does not include escrow coordination or full transaction management unless separately engaged.
This service is focused on providing the disclosure form set, boilerplate advisories, applicable local disclosures, and a permit history report, and on reviewing and discussing your completed disclosures from a legal risk and clarity perspective. Issues requiring additional investigation, expert reports, inspections, or expanded legal analysis may require a separate engagement.
