What This Service Includes
Our flat-fee service provides end-to-end legal and transaction management for your private sale. We begin with a guided intake and deal setup, review the agreed business terms, and identify key legal and practical issues before documents are prepared. We structure the transaction and manage it from start through closing.
We prepare and customize the purchase agreement and required disclosures using industry standard California real estate forms, prepare written advisories and provide practical guidance throughout the process, prepare permit history and related property research reports, and prepare a comparative market analysis tailored to the specific property. All transaction documents are reviewed by an attorney before they are released for signature.
We open escrow and coordinate directly with escrow and title throughout the transaction. We manage signature workflows, track contingencies, deadlines, and closing milestones, coordinate inspections and contingency timelines, and prepare amendments, notices, and instructions when necessary or advisable within scope. We respond to routine escrow and title requests and keep the transaction moving toward closing.
As the transaction approaches closing, we review closing documents and settlement statements, coordinate with escrow through closing, and deliver final executed documents after the transaction is complete.
Throughout the process, the transaction is handled with ongoing attorney oversight. We provide legal supervision, issue spotting, and practical legal guidance on transaction structure, documents, and process, and we address non-routine legal issues if and when they arise.
Optional Add-On Services
Optional add-on services are available for transactions involving seller financing or a seller leaseback. These add-ons cover the structuring and documentation of seller carryback financing, or the drafting and integration of a seller leaseback agreement coordinated with closing.
What This Service Does Not Include
This package does not include litigation, dispute resolution, tax advice, complex title defect resolution, zoning or land use analysis, business entity structuring, or adversarial negotiation. Work outside the defined scope may require a separate engagement, an upgrade in service level, or separate billing by agreement.
How It Works
After purchase, you will complete a guided intake through our secure system. We will open your file, gather the necessary information, prepare and review your documents, coordinate with escrow and title, manage the transaction timeline, and guide the transaction through closing with attorney supervision at every step.
