California Residential Offer Review & Strategy Session

$995

This flat-fee service is designed for California buyers preparing to submit an offer on a residential 1–4 unit property and for sellers who have received an offer and want to understand the legal and strategic implications before responding.

In competitive markets, small structural decisions in an offer can significantly affect leverage, enforceability, and outcome. Price is only one component. Contingencies, timelines, deposit structure, repair language, financing terms, and allocation of risk often determine whether a transaction proceeds smoothly or becomes contentious.

Many buyers and sellers rely solely on form language or informal advice before submitting or responding to an offer. In our experience, a short, focused legal review at this stage can meaningfully reduce risk and improve positioning before commitments are made.

This package provides a structured attorney review of your draft offer or written proposal, together with written feedback and strategic guidance before submission or response.

What This Service Includes

This flat-fee service includes our review of a draft residential purchase offer, letter of intent, or comparable written proposal relating to a California 1–4 unit property.

We provide detailed written feedback identifying material legal risks, structural weaknesses, ambiguous provisions, missing terms, and opportunities to strengthen clarity or improve leverage. Where appropriate, we suggest specific revisions designed to tighten language and improve overall positioning.

One consultation of up to thirty (30) minutes is included to review our written feedback, discuss negotiation strategy, evaluate contingencies and timelines, and consider practical next steps before the offer is submitted or a response is delivered.

How It Works

After you engage us, you will provide the draft offer or written proposal along with any relevant background information about the property and transaction. We will review the document and prepare written comments and suggested revisions.

Once our written feedback is delivered, we will schedule a focused 30-minute consultation to walk through key issues, answer questions, and help you determine the best course of action.

This service is designed to be efficient and targeted, addressing the offer stage only.

Why This Matters

Once an offer is submitted or accepted, leverage shifts quickly. Ambiguous language, poorly structured contingencies, or overlooked risk allocation can create unnecessary exposure or limit your options later in the transaction.

A short, strategic legal review before submission or response can help clarify obligations, protect flexibility, and position you more favorably before binding commitments are made.

What This Service Does Not Include

This service does not include drafting a full purchase agreement from scratch, negotiating directly with the opposing party, brokerage services, transaction coordination, escrow management, or ongoing advisory services. If the matter proceeds beyond preliminary offer strategy, a separate engagement will be required.

This package is focused exclusively on reviewing and strengthening a proposed offer or written response before it is submitted.
