In many single-tenant situations, particularly where the deal terms are relatively standard and the use is not highly specialized, a well-selected and properly completed form lease can provide a practical and efficient solution.

This package is intentionally structured to keep costs down by using established commercial lease forms as the foundation, while still providing attorney oversight to ensure the lease reflects the agreed terms and avoids common issues.

What This Service Includes

This flat-fee service includes selection and preparation of an appropriate California commercial lease form for a single-tenant property, using either A.I.R. Commercial Real Estate Association forms or California Association of Realtors (C.A.R.) forms, depending on the circumstances.

The lease will be completed based on the business terms you provide and configured to reflect key deal points such as rent structure, term, maintenance obligations, utilities, permitted use, and other standard provisions.

Where appropriate, limited supplemental provisions or addenda may be included to address straightforward deal-specific issues, without converting the lease into a fully custom document.

One consultation of up to thirty (30) minutes is included to review the lease, explain key provisions, and address questions before finalization.

This service does not include review or revision of third-party lease drafts, dispute resolution, or litigation.
